Why the star classification audit matters

A 3-star furnished let pays 2.3 times less income tax than an unclassified one.

Unclassified

Micro-BIC deduction

30%

Ceiling 15,000 €/year

Example: 25,000 € of receipts gives 17,500 € of taxable income, that is 5,250 € of income tax at the 30% bracket.

3-star classified

Micro-BIC deduction

50%

Ceiling 83,600 €/year (raised in 2026)

Example: 25,000 € of receipts gives 12,500 € of taxable income, that is 3,750 € of income tax.

Average annual saving: 1,500 € to 4,800 € depending on your receipts. The cost of classification (200 to 400 € for 5 years) is paid back in the first year. Our audit identifies in 48 hours whether your property is classifiable and gives the exact tax impact.

Seven frequent questions

What owners ask us before ordering.

Who is affected by this registration?+

Every owner letting a furnished tourist property in France (whether a primary residence let occasionally or a holiday home). The deadline is 20 May 2026, set by Law No. 2024-1039 of 19 November 2024.

What is the risk of failing to register before 20 May 2026?+

Sanctions set by the Le Meur Law: up to 10,000 € fine for failure to register, up to 20,000 € for displaying a false number, up to 5,000 € for breach of energy decency (DPE). Platforms (Airbnb, Booking) have a legal duty to block non-compliant listings.

Why 299 €, and not free as some websites offer?+

The Declaloc portal itself is free but only covers the national registration. Our flat fee includes the Dijon town hall Cerfa (with change of use in the UNESCO historic sector), the DPE audit, the star classification audit with costed tax impact, the OTA roll-out and post-registration follow-up. Potential annual tax saving if classified: several thousand euros.

What is the lead time?+

Five working days from receipt of all supporting documents (title deed, current DPE, photos, equipment invoices). Phone call booked within 48 hours.

I am already registered with Dijon town hall. Do I have to redo everything?+

Yes. The Le Meur Law requires a fresh national registration for every host, including those already declared with the town hall. The current local number does not suffice. Our partner firm handles the switch with no break in your listing.

Does this offer commit me to signing a management mandate?+

No. The 299 € flat fee is strictly one-off, with no tie-in and no hidden subscription. You may then run the property yourself, sign with another company or use our partner network (introduction only, no fixed-term commitment, all-inclusive commission 22%).

What if my property is rated G on the DPE?+

Since 1 January 2025, furnished tourist lets rated G are banned from being let. Our audit identifies the priority works (insulation, heating), costs the budget (8,000 to 25,000 € on average) and directs you to MaPrimeRénov'. Our partner firm can model the return on investment.
